CHERYL L. HOFFMAN
Cheryl Hoffman is the founder and CEO of Brownfields Capital. Hoffman has over 25 years of experience in real estate and finance. She developed and patented an investment product for financing the development and re-development of Brownfields (Brownfields Value Contract, "BVC") and founded Brownfields Capital in 2001.
Ms. Hoffman began her career in 1982 as a senior associate for the accounting firm of Ernst & Whinney and became a Certified Public Accountant in 1984. She managed financial joint ventures with developer partners in large-scale land development projects throughout California for the Home Capital Development Group (a subsidiary of Home Fed) from 1984-1986. In 1986 Hoffman moved back to Colorado and became vice president of finance for a Denver homebuilder. From 1987-1988 Hoffman served as an asset manager in Frederick Ross Special Projects Group. There she developed turnaround strategies for portfolios of troubled equity real estate and receivership. In 1989, Hoffman became director of pension accounts for Equitable Real Estate Investment Management. In this position she managed all portfolio issues for four pension fund clients with a combined portfolio value of $250 million. She left Equitable and founded Palladium Incorporated in December of 1993. Hoffman has personally assisted in raising debt and equity for over $500 million of real estate transactions since founding Palladium and she developed the patent for Brownfields Capital while continuing Palladium's business through March of 2001.
Ms. Hoffman attended Colorado State University where she earned a Bachelor of Science in Business, Real Estate and Finance. In addition, Hoffman was awarded a second undergraduate degree in Accounting from the University of Colorado. Hoffman is also licensed as a real estate broker in Colorado.
PATRICK E. LEE
Pat Lee is a Managing Director of Brownfields Capital. Mr. Lee is a registered professional engineer with over 20 years of environmental and technical management experience skilled in the implementation of cost-effective environmental remediation systems. Mr. Lee has extensive project and program management experience and is familiar with federal environmental laws including CERCLA and RCRA. He has assisted industrial clients and their legal counsel in developing remediation approaches and strategies for dealing with litigation and regulatory compliance issues.
Mr. Lee has held positions as environmental engineering manager for Cyprus Amax Minerals Company and manager of oil & gas reserve acquisitions for Cyprus Power Corporation. His project experience includes work with industrial and manufacturing industries in Oklahoma, Texas, Pennsylvania, Michigan, Ohio and Colorado. At Cyprus, Mr. Lee led the financial and operational management of the company’s nation-wide remedial operation, providing technical direction and program management on remedial design, regulatory agency negotiation in hazardous and solid waste management. He has also been involved in the evaluation and development of environmental remedies, including remedial investigations, feasibility studies, site investigations, remedial actions and Brownfields activities on over fifty sites in 17 states. Specific Brownfields transactions have included the negotiation and the sale of a multi-million dollar CERCLA Superfund site to a land developer in the Northeast.
Mr. Lee graduated from the University of Western Ontario where he received a Bachelors Degree in Engineering Science (Mechanical) in 1973 and a Masters of Business Administration Degree in 1977.
MICHAEL S. HOFFMAN
Mike Hoffman is a Senior Director at Brownfields Capital. Mr. Hoffman is also the founder and President of M.S. Hoffman Development Company LLC (known initially as Orion Properties LLC). Hoffman has 25 years of experience in real estate development, management and marketing as a principal. Since 1989, he has developed or secured entitlements for some 2,000 residential lots in Northern Colorado. Most notably, the Parkview Mixed Use Subdivision in Greeley Colorado which was recognized nationally as a model for affordable housing. This project includes 500 residential lots and 20 acres of commercial and neighborhood retail uses. From 1999 to 2003 Parkview was the lowest priced site built, FHA approved subdivision in the United States. From 1999 through 2000 Parkview was the fastest selling subdivision in Colorado.
Hoffman attended The University of Northern Colorado and earned his Bachelor of Arts degree in History with full teaching accreditation, and a Bachelor of Science degree in Business Management. Hoffman is also a licensed Real Estate broker in Colorado and a professional pilot with an Airline Transport Rating.
